Co-Development Partnership Program

Partner in Premium Real Estate Development Projects

Riverstone Group is a boutique contractor and construction management firm. On select development projects, we partner with capital co-owners who are registered on title alongside Riverstone as direct co-owners of the property. Our partners participate in the full value of the project — from land acquisition through to construction completion and sale.

We focus on carefully selected projects in Toronto, the GTA, and Ontario cottage country — markets where our team’s design expertise, engineering rigour, and market knowledge create real, enduring value.

Registering your interest does not create any investment commitment or legal obligation. All co-ownership arrangements are documented separately by legal counsel for each specific project, and no funds change hands until formal agreements are in place.

WHY PARTNER WITH RIVERSTONE

Enter Projects Early. Share in the Value You Help Create.

We focus on real estate development opportunities with strong market fundamentals and clear value-creation potential. Our approach includes:
  • Strategic property selection in high-demand Toronto and Ontario markets
  • End-to-end construction management by Riverstone’s licensed engineering and design team
  • Co-ownership on title — all partners hold registered title to the property
  • Riverstone’s interests are fully aligned with our partners — we hold title alongside you
By partnering at the acquisition stage, co-owners participate in development value creation that would be difficult to access through traditional real estate ownership alone.
HOW CO-DEVELOPMENT WORKS

Our Partner-First Approach

Riverstone Group structures each co-development project around direct property ownership. Every capital partner is registered on title as a co-owner from the outset. Our success as builders depends entirely on the success of each project — our interests are the same as our partners’ interests.

HOW CO-OWNERSHIP IS STRUCTURED

Every Riverstone co-development partnership is built on direct property ownership. All capital partners are registered on title at the Ontario Land Registry alongside Riverstone from the point of property acquisition. You are not a passive investor — you are a co-owner of the real property. Each project is governed by two key documents prepared by legal counsel: a Co-Ownership Agreement (setting out ownership percentages, decision rights, and distribution of proceeds) and a Construction Management Agreement (defining Riverstone’s role, fee structure, and obligations as builder and project manager). No funds are committed and no agreement is signed until both parties have had the opportunity to review all project documentation with independent legal counsel. This process protects everyone — and it is non-negotiable. Real estate co-ownership involves risk. Project timelines, costs, and market conditions can vary. We share detailed feasibility analysis with every prospective partner before any commitment is made.

    Co-Development Partnership Program FAQs

Who can participate in the co-development program?

Our co-development partnerships are open to individuals and entities with available capital who are interested in participating as a registered co-owner of a specific real estate development project. All prospective partners are encouraged to seek independent legal and financial advice before entering any arrangement.

Riverstone Group focuses primarily on residential and mixed-use developments in markets with strong demand and growth potential.

As a registered co-owner, you participate in the sale or refinancing proceeds in proportion to your ownership interest, as set out in the co-ownership agreement for each project. Detailed project budgets and feasibility analyses are shared with prospective partners before any commitment is made. Real estate development involves risk, including the risk of loss, and all prospective partners are encouraged to obtain independent advice.

Partners receive their proportionate share of proceeds upon successful project sale or refinancing, as set out in the co-ownership agreement.

Projects are primarily in Toronto, the GTA, and Ontario’s cottage country.

Capital requirements vary by project and are communicated when a specific opportunity is presented. As this is a direct real estate co-ownership arrangement — not a securities offering — accredited investor status is not a regulatory requirement. However, all prospective partners should have independent legal counsel review the co-ownership agreement before committing.
